- Arrange for a home financing pre-qualification or pre-approval with the lender of your choice or ask about our preferred lenders.
- If you’re paying cash, you’ll forward a copy of your proof of funds to us for your file.
- Using the search criteria you provide us during our free consultation, we will set you up with our MATRIX VIP Client Portal, saving you dozens of hours of searching endlessly on the internet for a home. You’ll receive available homes first, even before Trulia, Zillow, Realtor.com, etc. post them.
- When you see home(s) you’re interested in and would like to schedule showings of them, you’ll “favorite” them using the MATRIX VIP Client Portal, text them to your Beacon REALTOR® or call with the address(es).
- Working with your schedule, your Beacon REALTOR® will schedule up to 3-4 homes for you to look at in one showing session.
- Once you find the perfect home for you, your Beacon REALTOR® will help you craft the perfect offer and will negotiate a successful price on your behalf.

- Once under contract, we will coordinate the paying of your Ernest Money Deposit escrow to the title company, and your home inspection using a home inspector of your choice (or ask about our preferred home inspectors).
- We will tabulate and negotiate any repairs desired based on your home inspection.
- Your appraisal will be ordered and completed by your lender if you are financing your purchase.
- The title company will make sure that the title is clear for the home you’re buying and will provide title insurance to ensure you have worry-free homeownership now and in the future.
- You will arrange for home property insurance with your choice of insurance company (or ask about our preferred home insurers).
- The title company will help you with a survey of the home.
- You and your Beacon REALTOR® will meet for the final walkthrough of your new home.
- You will meet at the title company or will remotely sign documents at the closing, and the title will be transferred. The home is now yours.
